Other projects were looking into and obtaining quotes for:-Cementing an area of the backyard-Relocating a side gate further up towards the street-Insulating garage and putting up sheet rock-trimming large tree in front of the house These are just a few of the things we plan on doing within this next year.

@Christian Albright To add a little insight for your goals, there are lots of great properties in west Denver, I've done the rent-by-the-room strategy to great success from the selling points in Westwood that you mentioned, and the demographic of rent by room people will like the proximity to 6th Ave to go to the mountains, Red Rocks, close to downtown, lightrails, etc.

I use a rockstar property management company that has its own maintenance department.

@Isaiah Jones Things you must do first include 1) Research your market - find out the good/bad neighborhoods, where homes are appreciating, and where rents are in relation to the property value2) Find a rockstar real estate agent -  this is key, as they will be your guide in finding your first property and beyond.

Turns out, my rockstar realtor from Memphis said his wife speaks Mandarin and she may be able to help translate.
