We were able to local a discount tile place that had 20"x20" tile on sale for $0.89 a square foot (down from $1.69 a square foot. 

Also, how much time do you normally give to close?

Normally the sewer main runs parallel to, and perhaps under, the road.  

I don't buy weird unless I can change it back to normal.  

I think my concern is less about durability to normal wear and tear, tenant preference, and cost.

The rest I had my normal contractor do.

I come across this a lot, when you rent out properties you would be surprised the stuff people leave behind when they move.I normally just throw stuff out because its a waste of my time to try to get any value out of it but that doesn't mean the stuff in there is worthless.

Located in a desirable area.  1/2 acre.  4 foot crawlspace/dry.Similar rehabbed homes sold last year for $130-140k   Rental rates about $1,100 per month.I know the neighbor and original owner of the home before he sold it in the 80's  He gave me some good info on the home.  

I have never owned any property, have lived my younger years in a tiny apartment and just recently move with my wife and son to a nice 850 sq foot apartment in the Bronx.
