In an effort to rebuild communities and make a modest amount of cash I have decided to buy the vacant lots for $2,000 or less because most have the infrastructure ie water, electric, gas, and curb cut existing thus saving minimum $14k in development cost while purchasing the lots from the county land bank saves a minimum $8k.  

Not too many genuine people in the world less known this industry so when you do find someone you click with appreciate them. 

If you have a financing contingency and make an honest effort for financing and cannot obtain same, cancel.

Often there is hefty conditions attached that are not worth the effort. 

As long as the numbers still are lucrative with incremental rent bumps, the deal might be worth the effort.

It's easy to obtain, costs very little, and doesn't require additional, on-going effort to maintain.

It is just too much effort for minimal benefit.

And two, those cities are great for STR, but there is also not a large amount of inventory, so it may take a long time and a lot of effort to find just one.

I know several people with 50+ single family rentals and none of them have gone down this path.If you were going to build your own property management company and have several hundred properties, then it might be worth the effort.

The current owner hasn't put much effort into the park and isn't interested as they live a good distance away and their expertise isn't MHPs.I will take note of the fair housing laws.
