The numbers even using my cap expense numbers (which I admit seem conservative but I believe to be accurate) work.   2) my family and I had rentals at last down tour including 6 units coastal (2 more coastal than Sarah's and 4 about the same coastal).  

There are some local parks that are nice, there are flight tours at the airport a minute away, shopping, great foodie area if you are willing to drive out ten minutes, twenty minute drive to SeaTac Airport.

Once they come for the tour, we've already established a connection so there is typically more rapport from the get-go than there would have been without the phone call.After the person has finished answering those first open-ended questions, I'll follow up with a few specific questions about desired move-in date and number of occupants, but I keep that brief and also focus on finding a date and time for the tour.If the person does not answer, I leave a voice message and follow up by email.

We may have to set up a meeting next month to tour the city...I am curious to check out the different neighborhoods in LV.

I do plan to tour the prop in Macon and could use a good GC in the area. 

If you are investing out of state or a few hours away then offering site unseen may work if you feel comfortable with your agent touring and video taping the home.

There are European countries with hundreds of them stacked together for housing as well as a huge developer in LA that uses them for low income housing, just to name a couple. 

The others that came to see it never responded afterwards even though they seemed to like it during the tour and the rest (that wanted it) did not meet my qualification standards.Im using 3X rent in income, no evictions or felonies, credit score above 600 as my base criteria.

Would recommend checking out some of the outskirts of ATX wine tour destinations such as Dripping Springs and Fredericksburg.
