HOWEVERMost wholesalers do not have the ability to close, therefore making them NOT a party to the contract, since they have no way to close the contract.So yes, the contracts may be assignable, but states are cracking down on wholesaling and are specifically calling it brokering without a license when you do not have the ability to close the deal.

Obviously, put this all in writing to protect all parties.

@Jon MasonI would have a shared sewer line agreement developed for both parties.  

Prevents them from having to chase down an out of state party to get possible taxes rightly due to the state.

It is no longer a couple or small family situation that normally books a 1 or 2 bedroom cabin, but rather an extended family, church group, other types of groups, etc... and just based on the different individuals schedule of all the parties included, it would be hard to do a lot of last minute booking I would think.  

If damage was done the responsible parties will be billed for the damage. 

One other things to be aware of is that title companies view the Quit Claim Deed to unrelated parties the weakest of title transactions.

This property sold to a 3rd party bidder at the foreclosure auction. 

Your third-party administrator and/or plan provider should be helping you set this up.
