What I would do in order to setup success would be to have a company tee’d up (or several) that you can say “I’ll deliver this product if you will sign a long term lease.”

Bottom line...if you have any doubt about the legality of an activity, including wholesaling, seek legal counsel in your state so you have someone with the background, training and specific knowledge to deliver such an opinion. 

I hope this is being received with the intent in which it is being delivered.

If you delivered the property with clean carpets and sufficient ventilation in the bathrooms, I don't see how you could possibly fault yourself.

It depends where you know people you trust, people that deliver quality work, and people that can perhaps show you the rules on the ground.

You can decorate a 1 bedroom apartment (living, dining, bedroom, TVs, art, desk, etc) for under $2000 delivered.

Generally speaking you have options that are “quick money” (flips / wholesaling), and options that deliver “consistent” money (rentals).  

She delivered us a dilapidated building half empty,  half full of dead beats that her own home inspection said needed significant work that she knew she had not yet addressed. 100% of the potential rents would not have addressed her issues.I almost forgot to add that a month in we had a tenant abandon and blamed the reason to bed bugs.
