I'm setting a goal for myself to close more transactions than any of the other agents in 2018, other than the broker.  

Question for the masses.Why is private money, from friends and family what I hear is "the way to do it" such a good thing, when I am seeing private money mortgage brokers offer 6-7% loans 30 year fixed? 

I was going to write a book on this (but my background is swinging a hammer, not grammar) As a former contractor, I have heard so many horror stories from my customers.

@Neal Collins I spoke at length with AppFolio because I don't have enough units to use the platform (50 minimum are needed), and my broker told me I can be added as a property manager and manage my portfolio separately, but after we looked into the system and how it would work for handling funds, they said that even though you can have separate property managers manage separate portfolios, you cannot have separate bank accounts. 

I have experience working on a wide range of residential projects, from small kitchen remodels to custom homes, everything from $50 per sq ft to over $1000 per sq ft.

Hence, most mortgage brokers/banks consider residential real estate to be any property below 5 units.

What I'm hearing is that RE investors are willing to pay for customer service oriented lawyers who can provide comprehensive representation and advice on time and without BS.

If you can't even find properties that just turn a profit at all then you might want to revisit how you are underwriting the property.As for getting the better properties, it is a matter of building relationships with the brokers.
