I recently did a full "boots on the ground" analysis of my latest deal if you want to know what a day in the life of an out of state investor is like. 

Track all you do and review it regularly and see where you might cut your expenses gain your income.Always do your math analysis and try to look at your prospective properties before you make an offer or at least put a clause in the sales contract (for about 10 to15 days) without a penalty that will hurt you too much.  

Next we need the Pro forma Cash Flow analysis.  

I wouldn't jump into a decision without at least that basic analysis.

Having done the analysis for myself a few years ago in the context of my real estate holdings (I own 100% of the equity in several 2 to 3 family properties), I haven't seen the need to form entities for my properties yet although I eventually will when I start paying off mortgages.  

From all the analysis I am seeing and the announced developments from the biggest oil companies, I see a very positive future for Houston.
