I have a remote manager who handles the client interaction, finances, and scheduling of maintenance/cleaning for my small two bedroom one bath Airbnb in downtown Kennesaw even though I only live a half a mile away.

And your biggest issue is his unwillingness because that will carry forward to all interactions.

So these kinds of things we have to take outside the PM tool.I think there are also things that could be done to improve the application process and social media interaction.

Depends on how much interaction you have needed with the tenant.

They get trained on proper rent payments or I get rid of them early on and get someone that will pay the rent on time.I am not going to chase rent I want it to automatically show up in my account every month with little to no interaction from me.

A little to the party with nothing new to add but would vote on exactly what @Michael Wagner says - smart phones and Easy Storage Solutions.Kiosks definitely filled a void but have since been eclipsed by the smart phone.All things being equal there's a few advantages to a kiosk, but as they're not equal (specifically the expense) and you're going to need a website anyhow, you ought to just make it all-encompassing & interactive (rent, pay, check availability, etc.) from a smart phone. 

Bigger Pockets provides a wealth of information to investors and it is a wonderful place to learn and interact with fellow investors of all experience levels and in many different investment areas.

All you can do is stick to your word, and be a decent human being to them when you interact.
