Green Housing: What strategies are you employing to cater to the increasing demand for energy-efficient and sustainable homes?

Obviously I plan on increasing his rent to market value and switching utilities but hesitate increasing it past 20% due to the fact that during our walkthrough he seems like a solid tenant with a very well kept unit and even bought his own washer and dryers in the unit. 

This little guy is worth his weight in gold.

My tax prep fee is now 4x what I use to pay but I see the value in the 4x increase.

Probably worth someones time.What should I ask my current agent for to provide to the prospective agent, and also will there be repercussions like the current insurance company coming to reinspect because someone quoted that property, can they see that info? 

Just in case but definitely worth it IMO.If you separate the living areas with a wall and add in a 220v oven, this will be a red flag for assessors and inspectors that you're running a true duplex instead of just renting out the basement. 

It also has seen a lot of building increasing supply.

At that point, it's worth researching and finding a solution that better meets your needs.
