You can take classes almost for free down at your community college, online or in person or at your local state university.

My mom owns a student rental in Mayaguez, Puerto Rico, walking distance (5 minutes) to the university (UPRM).

-They have no restrictions or rules stopping investors from purchasing homes around the University. 

Each university is different, some have 12 month leases, some 9 months.
