It depends on his risk tolerance, objectives, appreciation forecasts, etc.Basically at 97% LTV, he is receiving a return with virtually only other people's money (the bank's money). 

Another way which I'm also looking to start is a virtual accountability partner and/ or group you check in with.

A virtual office does not fit my business, and if I rent my own office space as a team in Maryland, then I would be need to hire my own on site sales manager which would cost over $100k to do so.
