Its all smoke and mirrors.Find the 10 highest priced comparable sales (in your appropriate range and maybe a little higher) and look for trends in colors, finishes, etc.

Get a netrual creme or off white color.

I might paint the garage door a light color from the brick.

Splashes of color to liven up the space.

I would go over it with a fine-toothed comb so you know it better than he does so your ignorance cannot be used against you.   

Electrical systems just dont "break"...so not much to do there.Rest is just paint and durable vinyl plank. ( use same brands and colors on all homes, saves on turnover costs)I dont buy homes with 100 year old wood windows, so not much expense there..All city sewers so no septic issues, city water so no well pumps...

Did you paint the siding shakes or is that new, pre-colored vinyl shakes overlaid on the existing siding?

I'm curious if anyone has recommendations on ideal couches to buy for vacation rentals.I guess ultimately I'm trying to figure out what type of material and texture is best for an STR couch, though I'm also open to hearing specifics like brand names, recommended colors, patterns, typical price points, etc - any suggestions are welcome!
