If we can get better financing doing it as individuals rather than an LLC that is important.

Less than an year is not enough time to judge.

The nice thing about the Credit partner, is after they have exhausted the number of loans they can get, they can sell of part of % to someone else as a Buy-in partner, and now they are a cash partner.3 - We just do all the work.Like I said, this isn't the best arrangement for all investors, but it works great for both my local partners and my out of state partners, because of the market I'm in.

The only negative is that I will not be living in the property so it will be considered an investment property, so I will inherently pay a higher rate than an owner occupant (at least that's my understanding - anyone feel free to correct me if this is not accurate).I always like to get other people's point of view, strategies, and compare notes.

I would love to pursue something more entrepreneurial than an engineering job, so REI just seemed to come naturally.  

But, once you have exhausted your core, that's when you start calling the other 20 - 50 and then the outside chance buyers.

That is nothing more than an accounting entry and signing notes by the comapny to each member that "throws in" or let's say contribution to capital.

I don't see where theycome out taking less money from an owner occupant thanan investor any way.

I can do more than an agent can do in the way of flexibility and creativity.

Its a great business and much less intrusive/exhaustive as multi-family.
