If you had 30k in the bank, a SFH with a VA loan being rented out (currently about 80k of equity), and current income of about 10k + 19k rental income a year while being a student for another 3 years?

Little background before my question....We have a house under contract that is a student rental (closing date should be around 4/7/2017).The current students' lease runs until 7/30/2017.

My student partner in Austin and I just bought a 3 bed 3 bath in Kyle for $100 down and took over the payment, a few thousand for "walking money" No investor needed, no fuss.

If section 8 starts to pay below market rents then landlords will simply not participate in the program.

We are both college students as well.

Collected 2 months rent so far and things look good.Trying to help my oldest "soon to graduate college" son get into a house hack in Minneapolis where he's moving this summer...maybe a 3+ bedroom SFH he can buy with little down and rent out the other bedrooms to friends/college students while he 'manages' the property.  

William S. have you looked into short term vacation rentals and student rentals in your market?

I'm just north of you in Dover and am looking to participate in the next Newark meet up in April.

Keep in mind that the main focus of the event is to attract new students to his mentoring program.
