Even if you decide to add a hunting lodge, etc... you may at least want a lot that can pass a perc test (so you can add a septic tank)Check for right-of way and easements on the propertyAnother possible revenue stream could be the trees themselves.

For most people the best formula is to create income (preferably multiple streams) elsewhere (job, business, both) and funnel as much of the excess income as possible into professionally managed income property.For example my day jobs (property management co and syndication business) create value and cash flow for me which I in turn funnel back into the biz and income property.You need big funnels of income to get truly wealthy (financially free) in real estate.

NCNI-5You've got quite a few sticks there, counting all the pickets AND posts, plus it looks like new hardware on the gate, plus time to and from HD, plus, from the pics I cannot tell from sure if the posts are set in concrete, looks like a couple of them have what could be concrete spill near them, so, does not seem a horrible price based on limited info from 5000 miles away.
