I did review schedule B exception of title  with my attorney in my last commercial deal (although it was general warranty deed). there were like almost 3 pages listed in schedule B on that one. although I don't quite remember what were the rationales my attorney explained, I do remember the conversation went fairly smooth basically being told those were all fairly standard and common exceptions he expected and nothing to concern with...the broker did say I can ask for general, but I'll get countered 100% with special by seller.

For California the annual fees is too high, and also if I use an llc in California I would need to file taxes two times so there’s a double accounting fees.

Eviction notice (i.e. the 14-day notice) if rent is not received by pickup time on the first (and have it written into the contract that this is the standard procedure).I should say: I rent rooms with individual contracts to students in a shared house-- not apartments.

Through my own research of the insurance code, I have found that as a broker I need to give my client the Standard Broker Fee Agreement and Standard Broker Disclosure along with the applicable insurance pamphlets.
