The Defer'Em tool listed in the software directory (http://www.biggerpockets.com/software.htm) is very useful, I recommend you use it to plan ahead for 1031 exchanges.

I'm still not sure whether I should go ahead and put it under contract though.

I suggest you get a second opinion on this if the estate attorney is telling you otherwise.Only the attorney, the courts and the real estate agent will come out ahead on the sale of the mobile home.

Thinking ahead, in your area if a slab is not common for the area think about the future appraisal you will need to sell it or finance it. :)

Rick - That is my understanding too, but I am not sure if the HOA gets to step in line ahead of delinquent property taxes. 

Even though they're no money down I normally have some reno costs and closing costs and so on.Truthfully though I feel that doing as many deals as I can like this will produce the bigger pile of cash at the end of the long road ahead.

So he could move in by April, It won't take but a couple weeks I guess to lease it up, so he can be ahead of my initial guess.
