A broken water heater or HVAC repair will eat at that really quick and don't speculate and assume houses will appreciate.  

I've been looking for the right opportunity, but speculation has driven numbers up with the recent development.  

I'm going to speak to a local real estate attorney and find out what the law actually is instead of just listening to speculations and opinions

I think everybody is speculating on the next big gentrification area. 

I'm speculating that the houses will hold their value and mortgage paydown will be my profit down the road, but I'm sure people in Detroit thought the same thing.There are hidden expenses that you don't see.

As for my regular buy and hold rentals I am not concerned on what the market does as I do not speculate on appreciation and stick to the fundamentals of investing because we all know its not about timing the market but time in the market for investments like that.

All have been profitable but I feel like I've lucked into them so I want to learn more so I can step up from being a lucky speculator and become an investor.
