My wife and I have 0 debt so its a little scary doing this but a year will be here and gone before we know it so after all is said and done we will have 2 solid duplex's plus the JV deal that will provide about $1850 positive cash flow.

If a solid percentage of buyers end of buying their homes or if the monthly purchase price is less than what a reasonable rent would be or if that is the fair market value for the home, etc, etc.Market forces and a wealth of readily available resources (the internet) has made true predatory lending a small segment of the housing industry in recent year.

If it's in a good location where rental demand is solid, you should be fine and have no problem finding tenants, regardless of competition.If anything, a brand new apartment building being built might be an indication for the demand in the area!
