I think that there is in our society today a mass neurosis -- most people try mightily to forget how quickly that which seems perfectly stable can give way to chaos and ruin.

If you and your partners have no experience in the field, and will primarily depend on the management company to be successful, you might as well invest in index funds and save yourself some stress.

@Nathan Wankel this is what I was aiming to do but I'm stressing out a lot more lately.

What happened that caused me stress and what can I do to prevent that in the future.

Investing in income real estate is hard work, long hours, high risk and high stress.

It was stressful at a few points while I had to quickly problem solve, but it has worked out so far!

I'd probably do the referral at or after closing, though, as most people have a full plate just trying to buy/sell a property and developing a financial plan for the first time would be yet another thing for them to think about / stress out over.

We live in a litigious society and those are the unfortunate facts.
