I think it's healthy to keep our eyes open for products that suit us best, especially as our businesses grow and change over time, so should our systems.

I'm not sure why they think they are special and get to play by different rules.

Additionally, you might have other resource you are not thinking about, such as borrowing against your 401k or similar.  

However, there are a few considerations and potential challenges you might want to think about.Renting the rehab property from your LLC and living in it while completing renovations can be a smart move, as it saves on living expenses.

But there is a timeline and an appraisal that need to be done I think.

Not familiar with it, but as with most HELOCs, the analysis would come down to the cost of capital vs the ROI you think you can get on spending your home equity.

Do you think the type of loan make any difference as far as how I hold the property? 

I think having the flexibility to choose what weekends my family or friends wants to come into town out weights the consideration of putting a tenant in there full time.I have researched a bunch of things that come into consideration before starting this and I would love thoughts!
