Anything less than that when actually renting the units is just bonus, or can pad your reserves. 

At least in AZ.Having access to the tools agents have is a big bonus since it allows you to move faster than a normal investor who'd have to wait for their agent to show them a property or if they have to continually ask they agent questions and wait for responses.
