I have lived in the Baltimore area for a year and 1/2 and after finally "dropping some roots" in the Baltimore area, I am eager take the plunge into real estate investing in my adopted new home.After saving up some investment capital, I am finally in a position to start prospecting and seeking lending opportunities.

Should I 1. seek out a private investor, 2. ask Deutsche Bank for "seller financing (although they're a bank) or 3. find out if maybe another REI owns it and is interested in doing a lease option or seller financing?

If it would, we get our extra set of maintenance guys and start knocking out the work to get them re-rented again.Potential pitfall- Takes longer to sell than the time frame I'm stating.Course of Action- As a measure to protect you, we could enter an agreement that if it takes longer than 6 months to sell all properties and return your funds plus profit, we are charged a penalty of some sort....we pay you an extra 10% on top, or something along those lines.Potential pitfall - Something happens to (xxx) or I and we're stuck with the workload.Course of Action- May want to consider getting life insurance on one another for this specific LLC.

You should seek out a salesperson who really wants to work with you, and that includes finding listings for you, he's in a much more suitable position to find you what you want than you are.

If that is the case, look into the ROBS 401(k) which will allow you to finance a real estate operating company with your retirement funds tax and penalty free can also draw a fair salary.

If your business entities and trust(s) are properly structured, your history as a past owner does not have an impact when someone is seeking to find the human behind the owner(s) of any specific property, as far as I know.

@Shawn Munoz What do you mean by "sell me the house" ...seller carryback/ land contract...some other type of option...are you seeking lending...do you have a good credit score....what type loan are you after if it is institutional...there is a lot more to consider.
