Our plan is to pay the arras with the clause that you mention and put the following dates: contingent on approval of the mortgage by 1st Aug, exchange on 1st Sept or something like that. 

Sometimes interest rates don't change nor maturity dates.

Accordingly, at the Tenant’s sole cost, risk, and expense, the Tenant herewith agrees to be responsible for replacement of the air filter (or, cleaning if the filter is a “reusable” or “washable” type of air filter) not less than every six months from the commencement date of the tenancy.

And all but three rent payments are in (the three remaining were grandfathered in with a due date of the 5th and I'm confident all will pay as none reached out to me about payment hardship).
