This is the Crime Free / Drug Free Addendum I am required to have each tennant sign that resides at my apartment , It is used city wide and recognized by the courts in Minnesota.It is a requirement of my Licensing Agreement with the city that I have all residents sign this.It is a requirement that I as owner / manager complete the Course by the city to be able to properly enforce this for my tenants."

Both my properties are cash flowing around $200 per month but as I mentioned I have only had them for a few months (will have them about 12 months by the time I am ready to purchase my next) and I am not sure if lenders would recognize that as income or actually count the mortgage payments as a loss in the debt column.Any advice or insight on this would be greatly appreciated.

I do see other issues in reality;If the option can be terminated, then how will we recognize the value of the contract to the seller/optionor as they are required to recognize the option price paid.
