Equities, stocks, bonds, real estate, gold, silver and everything else is going to increase in nominal value but not necessarily in real value. 

For my situation being away from home so often(I'm a Michigan resident), this would still allow me to participate in real estate but be diversified beyond a syndication.

Being a different type of real estate and nothing like it around I can get realistically $1,500- $1,700 a bed being a different realm of real estate (especially in my area). 

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

As for the security deposit, it will depend on the title that it was collected under, security deposit or advanced rent.

It’s also worth asking the seller for more details on the tenants’ payment history and lease terms.If you’re new to this market, local property managers or real estate agents can give insights on vacancy rates and tenant turnover.
