Are the classes of substantial quality to demand that premium? 

I am just starting out and wanted to get quality advice.

The home was built with quality materials and has lovely,high end finishes (which  is expected in this price point).

No one can say Section 8, veteran, white, black, female or any other demographic are "good" or "bad" as a group.I recommend you approach your tenant prospect screening exactly the same regardless of their background.  

If you want the work to be quality, then there are better actual small single-man operations that are cost effective, but a bit more $.

Assuming this is a C or D area based on cost of this multi.3) Quality of tenant and the issues that come with those types of tenants.

Replacement Cost: The cost to rebuild the structure with the same kind and quality at the time of loss2.

This was in the early 90s, and we didn’t screen very well.  

In addition, properties flipped by others are going for less than they might otherwise be worth, absent HGTV, even when/if the rehab was quality work.Recently rehabbed rentals, by contrast, are still renting for a premium.

Not my game, I want to provide quality units to attract decent tennants.
