We have exchanged several emails regarding this dispute in the last week; culminating in an email I received a couple days ago stating that they feel I am violating their privacy rights by not adhering to the 10-3 agreement and they threw in some lovely legalese about not having brought the issue up earlier for fear of 'retaliation'!

Its regionalized in areas were if your goal is to buy SFR's and there are plethora's of them then probably not that important as agents will bring them to you and you will always have deals to bid on.But if your in Very tight inventory markets were wholesaling is not nearly as prevalent as other areas.

If it does look like a killer deal, then get it under a well structured purchase contract with a price that takes into account everyone else's fear about getting into this kind of deal.You see, there's leverage in other people's fear and you don't have to be afraid.
