Thank you. yes your wrong.. the day of equity only loans left the barn in the GFC.. pert near every single HML that is in the business of making loans will want to see you bring some cash in.. now you can refi paid for assets and take cash out.. so maybe thats what you do buy them for cash then refi.. but for new purchases they are going to want to see downpayments..

That's pretty rare that it would come in under the current price, normally like Jack said, they will give you some type of rent increase, even if it's not the full amount you requested.But it's a completely different existential debate about Section 8 and whether they're really that much more high risk than traditional cash tenants.

Cash flow is hard to come by in the Boulder / Denver markets and although the extra monthly cash flow would be great, and there's plenty of places in Iowa that will cash flow, I'm wanting to scale quickly and feel Colorado would be a decent place for that.

With that being said, I dont think it hurts to knock out some leasing for fast cash but let it steer you away from your long-term goals and staying on the path will get you there the fastest.Good luck!!
