This has been a recent pet peeve of mine.

The only thing I would waver on is the pet policy, because stable families who are great tenants often come with a pet or two.

I’d rather have easy going retirees living on pensions with lower rents, than unmarried couples with children and pets and friends etc paying more money per month.

That finally worked yesterday but I also had to accept a pet which makes me have some anxiety. 

I pulled the cover off of the furnace and saw more dust and some pet hair.

I just bought one (90 bucks on Amazon), and used it to help eliminate pet/mildew smells from my BRRRR.

Pet friendly is a plus.

I don't charge them a pet fee.

There are many out there and basically they are waterproof vinyl planks that look just like hardwood flooring but are water proof and are able to withstand abuse from Tenant and pets with ease...
