Also we hope to be grand fathered in to existing low property taxes. 

Detroit just halted all evictions and I'm sure Grand Rapids will follow shortly. 

But many are probably happy just making their 12% on the couple hundred grand you describe that is your mothers nest egg.. and one would look at that as an investment not a business per se'.in the HML business 5 million is really the minimum in my mind to have under management. if your making 2 to 4 points and brokering others money that will give you 100 to 200k a year with none of your own money.. and it really depends on what your lifestyle is.  

Because I'm a member of the REIA in New Orleans I can attend a 1-day seminar for $20, but I didn't sign up for the 4-day boot camp for about a grand.

i used cash for everything, there was a US bank in Washington state that did offer mortgage to canadians but no loc forgot the name right now but decided to just do cash since the hole purchase and rehab was less than 100,000 grand.

It also allows you the ability to pay your Dad back quickly since saving 20-30 grand a year isn't that challenging vs. 20-25% down.
