For those who have had experience with partnerships, do you have any attorney recommendations?

We will fix smaller things such as: replacing filters, tightening leaky faucets, and sealing cracks in windows.In addition we will provide 24/7 emergency response services when nightmares happen (think pipes bursting in the middle of the night, furnace going out in the winter months, etc.)We would like to establish a partnership by offering a free month of services with absolutely no obligations.

GC companies don't work with you as a partnership on that capacity, you will need to build the relationship with contractors in the local market. 

Allows you to start with the basic stuff and link accounts to automatically integrate, but also has more advanced functions for when you want to grow or get more in depth.

If this functional eye sore or stiff faucets are causing you headache from your tenant then spend a little money to make them happy and replace them and the headache will go away.  

Second, if the current occupant (who is living there WITHOUT A FUNCTIONING BATHROOM) is not out before the closing, you'll have a nightmare of an eviction on your hands.
