IE.... follow this step by step guide to find the perfect investment house for client A.So you may find a rock star agent at any of them and you will find the "part time on weekends dabble in looking at the classifieds in the paper to see if something jumps out" type agents.

Finding a deal is easy (may take time but I can do it), figuring out financing is easy (may take a lot of research, calling, paper work, etc, but I can do that), meeting people and building relationships is easy (I can do that), but building a team of those you can trust to do a good job, not rip you off, and be honest with you seems way too hard.

Having a co-signer or guarantor is a good thing - when you file eviction papers seeking a monetary judgment, the co-signer / guarantor gets a judgment against themselves too (because you name then also) and that will get them to pay IF they have any assets.

First review your landlord tenant laws for your state.I'd go over in depth the language, even if it's only on  notebook paper of thier rental lease / agreement... it has some terms that you should be able to really enforce,, if it's not stated on that paper that a sublease is permitted then "GOLDEN TICKET" .. you have cause (in my view) to file proper notice of lease violation and get them out.To have a attorney to review this is SMART money spent..
