You may need to include specialized language with the hold harmless and indemnification clauses and require higher Liability coverage of the company leasing the building.

Most contract say something like "seller to provide fee simple title free of all liens and encumbrances"  If the contract uses such language and they cant do that then you are entitled to your deposit back.

@Joe "This is very difficult to achieve with properties that are listed on the market as Tim mentioned because of the high closing costs here for real estate agent fees, etc" - because you are looking for rental candidates (not selling the property), the classic official fee would be 2 months rent (not terrible, compared to other markets) and can be squeezed down as well...

You can try to use an app and do your best with that, but if you want quality tenants that stay and take care of the place then they’re going to want to feel comfortable with management and understood and they might not feel that way if there’s a huge language barrier gap.
