If I were to pay off my investment, would I miss out on some tax savings or is it better to have the tax break on my primary residence? 

I am looking for expertise advice and any suggestions you may have for me regarding a flip, which is about to happen, and I would like to make sure that am protected and also not missing anything.  

The high cost for repairs or the missing roof.

So far i have called the previous landlords, called current/former employers to validate salary and years of service. obtained a credit and background check, had them fill out an application.Are there any key things I am missing?

What if something happens later down the road where I start losing money because of the loan I chose or I missed out on saving money because I was simply unaware of a perk from the other loan?  

Yeah so we missed the due diligence part.

Additionally, we have to hand deliver or send the deposit back via certified mail within 30 days of the end of tenancy, along with an itemized list of any deductions.Again, not sure of the laws in Ga, but make sure you don't get hung out to dry because you missed out on one of these little loopholes.

If we gave notice 10 days before rent is due, and they don't pay July, we start the eviction process the first day of missed rent.
