Most of the ones I buy need minimal repairs or I will do most of the repairs myself and end up spending under 5k where someone else might spend 10-20k on repairs.It's not easy--they take work to fix and to find a decent tenant.

My original plan was to just fix up this house and resell it but my realtor is a family friend that was able to get me a very good deal on it with minimal work that needs to be done, in an area that is going up in value.

The cost of the hotel room is minimal compared to the cost of finding another tenant.Odds are the person who hit the place is related to the tenants by the way.
