I live and invest in Austin (and love it), but I've definitely talked with a few investors looking to San Antonio as Austin gets more expensive.

Since you mentioned NNN, I'm guessing that you aren't in love with actively managing property in perpetuity moving forward. 

And she will continue like this until she either sells her book  or retires... but she loves it.. and of course I certainly enjoy the fact that she is so good at this.
