I recommend finding a great local lender and building a relationship with them, then getting your info directly from them rather than articles and videos.  

If you take my money for managing my rental and disclose to me that you get a fee from the local vendor for giving them business, or you disclose that they give you a discount and you keep the difference between what they would have charged, and what they do charge I want it clear and out in the open.
