I've refi-d with LimaOne before -- they get a bad wrap sometimes but the experience was pretty decent for me and the rates not bad, and they gave me 75% cash out on a 5 year ARM...had a pretty steep pre-payment penalty though that lessened each year.

REI can be risky, so adding additional revenue generators into the project can lessen the risk.I'm working on a project in Costa Rica that has investor opportunities in Real Estate (vacation homes etc) Some of the development includes an Event Center with revenue streams from GROUP Travel, Tourism and Events, such as Golf Clinics, Yoga Retreats, Business Education and Corporate Team Building etc.

If I decide to move forward, after discussing more detail about current mortgage (if any), property expenses and past details, I'm trying to figure out whether it is best to do a TIC or some other type of partnership to structure this deal to protect interest but lessen the liability as much as possible.

Here's what 2 minutes of research produced:Bible verses about knowing the weight of debt and cautions about it:Prov 22:7Bible verses about heart motives and borrowing/money:Matthew 6:24, Prov 13:11, Eccl 5:10Bible verses encouraging lending:Ps 112:5, Matthew 5:42It seems there's some real wisdom cautioning about getting into debt so that you would know what you're getting into.

Your current equity build up is lessening your return on equity and using it for new purchases makes good sense as long as you don't overdo the leverage, which you seem unlikely to do.
