If you are thinking to be a serious investor, you could try to do it yourself and learn how to PM and how to recognize a good PM, and then it's not late to find reliable PM later. 

Also having problems signing up for the Rookie bootcamp, would love to join if not too late.

No one likes confrontation, but you might need to go down their late at night and forcibly shut down a party by yourself, not waiting for the cops if they're too far away.Just my .02, good luck.
