This is a fourplex with three individual garage stalls plus a large 'L' shaped driveway, and there are currently eight vehicles that need to be parked somewhere.As of now, there is no policy in place, which is not ideal.

@Chris Clothier I think the biggest disconnect in this arena of wholesaling is that folks just under estimate the back end work.. and at the end of the day its sales and marketing.. and if they are not proficient at that and have some closings skills etc.. no program is going to bring them to the promise land.IN the what ever its worth category.I grew up in the land business which is pretty much like wholesaling.same process only the lead were generated by door hangers.. and there was no internet so you called and made an appointment.if you ever watched the Movie Glen Garry Glen Ross it was that exact environment EXACTLY.So my dad would have 30 sales men and he would hand out the leads for that week.it was funny some guys would just stare at them.. and they would pre judge them before they even talked to the folks.

It usually takes me a good hour, maybe two - plus another hour or two with their prior tax returns and calculations on current activity, to really understand a client's situation and goals in an interview and put together a plan that both is ideal for the client and something they can follow.

Though this would not be the ideal situation, the real threat is the the property as an individual, especially if you don't have the cash reserve to pay the loan in full when it comes called.And in a sub2 situation, it is pretty easy for the seller to turn around and rat the person out to HUD if it really comes down to it, and show them the sub2 contract.
