My point is...I know a little about Life Insurance...and have stayed in a Holiday Inn Express (and set up Whole Life for kids...conservative long-term vehicle)To my main point...after listening to Patrick Donohoe recently on Michael Blank's podcast, I really started looking at how so many wealthy people DO seem to utilize certain Whole Life policies to (in effect) be their own bank for many purposes.

In fact, my HELOC balance has dropped down again and I was considering making another payment to the mortgage, but with holiday travel and gifts I'm going to hold off and do it in the spring.)Payoff date Jan 2024Projected interest savings $203,000The things I keep coming back to are not the interest rates and how I'm saving money over 30 years instead of 5 and all that, but the fact that $10,000 was COSTING me $20,000 in interest to pay in the old way and about $1200 in interest to pay in the new way and that all my income is going toward paying down the HELOC whereas just a portion of it was going toward paying down the mortgage.

Since they are actually in your market (not just giving seminars at the local Holiday Inn and then going to the next town), I wouldn't discount it entirely but I bet you don't need it.

Partners can be fun when each bring a different area of expertise. ...Our bank was slow with the loan due to the holidays, and whereas most sellers tend to be flexible if they know you're going to close, this one wasn't (I think he was bitter because of the price he accepted).
