So let's just put a couple of them out there - I'm not suggesting you should or shouldn't do these things, just presenting food for thought on alternatives.How about extending the time period in which the tenant is given the opportunity to perform on the purchase?

You should have no problem competing, they have to hit a yield with more expenses applied to each property than an individual, more flexible and local investor would ever have in the property.If they own 200 properties in some area, they will have a more efficient operation, but from the ground up, that local maintenance guy, there will be a sting of managers and staff up the food chain adding to the expenses.

Highlight of the day had to be the fried pickles and jalapenos my dad just had to have at the restaurant.Then today, as my 6 year old daughter was studying a 2012 calendar we write things on, she says "wait...Daddy, isn't today Sunday?".
