We recently rented a vacation home that was pet-friendly, and we were required to provide a certificate from our vet attesting to the good health of our pet (I believe to ensure that he was fully vaccinated).

@Jimmy Lieu I talked to a septic tank contractor and they pointed me to the right department for permits (Dept of Health, Wastewater where I am) Ended up talking to the person in charge of them at the Dept of Health for awhile, and learned a lot about septic in the process.

You can be very flexible in how you write the terms, but they can involve a down payment, higher than regular lease payments, and a "credit" from those 2 things when they're finally ready to officially purchase it by exercising the option.

Do they need to provide proof in the form of an official inspection report?

With the burden of paying for the public health crisis falling on local government instead of federal I don't see their budgets allowing a big increase in vouchers.

All honest, all official documents. 

As of now, I haven't notified any official body, so I don't see how their credit score would be aware.I 

Officially you can't discriminate against voucher holders in Howard, Montgomery, Baltimore county & city & DC.

I  am a single mom have a full time job as a plan builder for the health  Insurance industry I was introduced to real estate investing by my dad who had asked me to help renovate his Philadelphia rental. 

The tenant will most likely google what to do and "so sad for the tenant" for them thye call the Board of Health.The Board of Health puts a 48 hour notice that makes the tenant leave!!
