I believe syndication can be a great way to get in on a new build, say for instance a mixed use property with first floor commercial space.

I'm game...A snip-it from a post I did on this thread about investing in Wisconsin: Milwaukee is sitting on some of the most affordable housing in the country, is adjacent to one of the largest freshwater lakes in the world, has entertainment & food that rivals every major metro, it's sports teams bat way above average for a small market which attracts hundreds of thousands if not millions of people here annually, economic development has been happening at a level unprecedented since the '50s (we are breaking ground on the world's largest mass timber building in June), has a tech ecosystem on the ground floor of attracting major talents with partners from the fortune 500 companies in town... 

Only negative feedback so far is, it is located on the 2nd floor and no elevator. 

There are no fire violations there, we are sure.Do you think that the judge would agree with me that Grandma would be safer in a modern nursing home, than on a second floor (alone - the rest of the family sleeps on the third floor) of a multifamily unit, unable to get down the stairs on her own?

Our property manager had a handy man install the new fridge.Fast forward to today, I get a call from the Property Manager saying that the new tenant reported water leaking behind the fridge, after a deeper look baseboards are curling up, mold is under the baseboards, and they need to remediate mold and likely replace the floors!

Also, there are usually more requirements sucks as parking, open space, green space, FAR (floor area ratio) and much more.

Though there's a tenant in the 2nd floor apartment, it's all under the table, so there's no paper trail to show a bank.

They fumigated, ripped up & replaced flooring, repainted walls, ceilings trim and doors and replaced doors, Got the bad tenants out and much more.
