I think I was reading in "The Millionaire Real Estate Agent" by Gary Keller about mind share and how consumers only have "enough" memory to think of just two or three agents at any given time.

It's costly and time consuming, but may be your only practical option to sell the property depending on the situation.

There are also some states that require a judicial foreclosure if you finance the sale yourself and your buyer defaults, making the deal much more expensive and time consuming.

Also, most hard money lenders don't want you, the borrower, to live in the property because the loan will then fall under consumer protection laws.

The returns magnify if you assume 4 properties at 75% leverage, and the returns grow exponentially if you start adding in appreciation. 

I remember back in the mid 80s when an article like this came out and said the Pac northwest was going to grow at rates unseen in the past.. well that was when  timber aerospace and farming dominated the area.. us CA residence thought what the heck it rains there all the time nice in the summer but really...

As I grow, I see this being more work than the current 19 checking accounts and bank reconciliations already are!

Real estate investing isn't something i'm doing as a serious form of income generation right now, but I'll be slowly growing my portfolio as we travel around.  

I'd ask local investors and investor-friendly agents for contractor recommendations to make sure you get someone reputable.I think the BRRRR is a solid strategy to grow your portfolio and build wealth over time.Lastly, J.
