I gave them space but I stayed around. 

The once new basement half bath needs work, the main floor 5x8 bathroom needs to be redone,  as well as an upstairs 5x8 bathroom.   

i.e. are you opening walls to update electrical and plumbing, changing floor plan, etc.All the above will play into deciding the direction best pursued and whether to opt to replace the entire heating system (and with what) or to repair and retain components of the existing system.

It was a second floor window and the screen was ripped but not missing.

There are no shortcuts in RE. it is quite amazing why folks think real estate is a space that should be entered with no money..

Note that I only look at properties that are virtually turnkey—clean carpet or vinyl “wood” floors, reasonable interior condition etc.
