Yes, some folks made a lot without school but with a college degree (good one)  you will have lot more leverage for next 50+ years in your life (i.e. you continue your education with good grade for next 6 years and if you do it right , that 6 years will pay your back for 50+ years to come). 

When he dies other family members would likely have rights to the house and they may not want to continue with your arrangement.

Go where the job market is strong and will continue to grow.

At this point I am looking to take real estate investing to the next step and have some extra capital to continue to build out my investments.

As such, I reward them with continued participation in the deal beyond what might be prudent on the surface.
