From what I have seen from this thread, it seems like Cozy is definitely the favorite in the eyes of the tenants.Is there anything that you noticed from the landlord perspective when switching  over?

They are not required, but I'd rather be safe and have a second set of eyes on the property.. 

If someone can't catch up being 1/2 month behind after almost a year, they aren't going to be able to catch up any further. 

Living as close to rent free as possible looked great but having the cash account grow year after year was the real eye opener.

Here is the catch, I just spoke with an accountant at one of the big box chains, who calculated that the capital gains hit will be $6079, which, if my math is correct, 15% of 27K is $4050 - She said we have to take into account the down payment and include that in the calculation, which seems insane to me. 

I recommend keeping an eye on what homes similar to yours are currently on market for rent for in your area and save them so you can track how long they are taking to be rented out.
